When to Schedule Floor Strip and Wax Before the Holidays and Winter Break

October is when many Central Florida facility managers start looking at the calendar for the rest of the year. Thanksgiving arrives in late November, and winter break and the December holidays follow soon after. For schools, churches, dealerships, and offices, those weeks are often the only time the building is empty long enough for heavy floor work.

That matters for floor strip and wax more than for almost any other cleaning service. The old finish has to come off, the bare floor has to be cleaned, new coats go down one at a time, and the finish needs time to cure before people, furniture, and equipment come back. The months of rain and humidity, followed by busy fall foot traffic, can also leave hard floors looking dull and scuffed by the time the holidays arrive. The best empty-building windows get booked first, so planning now gives you more choice of dates.

Below: the signs a finish needs renewing, how strip and wax compares with lighter options, which floors qualify, and how to plan around the holidays. If you are also reviewing your routine scope for the season, see our guide to office cleaning during cold and flu season.

Signs your floor finish needs renewing

Floor finish is a protective layer. As it wears, the floor underneath takes more of the abuse. A few signs usually show up before a floor looks truly neglected:

  • The floor looks yellow or cloudy, even right after it has been mopped
  • Dirt is trapped in the finish, especially along edges, corners, and doorways
  • Scuffs and black marks no longer come up with routine cleaning or buffing
  • Traffic lanes in hallways, entrances, and checkout or reception areas look worn compared with the rest of the floor
  • The floor has a patchy, uneven look from layers of finish applied over buildup
  • Buffing still produces some shine, but the floor never looks clean underneath it

One sign alone does not always mean a full strip is needed, but checking now leaves time to schedule the right level of work.

Strip and wax vs. scrub-and-recoat vs. burnishing

These three terms are often mixed up, but they mean very different amounts of work.

Burnishing

Burnishing, sometimes called buffing or polishing, uses a floor machine to bring up the shine on the top layer of finish. It is a maintenance step. It does not remove the dirt and old finish that build up over time. On our floor strip and wax service page, we put it simply: buffing only shines the top layer, and over time old wax yellows and traps dirt underneath.

Scrub-and-recoat

A scrub-and-recoat is an in-between step. The top layer of finish is scrubbed, and fresh coats are applied over what remains, without taking the floor all the way down to the bare surface. Whether it makes sense depends on the condition of the existing finish.

Full strip and wax

A full strip and wax removes the old finish, buildup, and scuff marks, then deep cleans the bare floor, including edges and corners. The floor is cleaned and neutralized so the new finish can bond, and then multiple coats of new floor finish are applied to help protect the surface. When people compare burnishing vs. strip and wax, this is the key difference: burnishing works on the surface you already have, while strip and wax gives the floor a new one.

Which floors are compatible, and which are not

Strip and wax is not for every hard floor. It is suited to floors that are compatible with that treatment, such as vinyl composition tile (VCT), which is common in school hallways, classrooms, church fellowship halls, break rooms, and back-of-house areas. Good VCT floor maintenance usually combines routine cleaning, periodic burnishing, and a full strip and wax when the finish has worn out.

Other floors need different care. Natural stone, wood, ceramic or porcelain tile, sealed or polished concrete, and many luxury vinyl products are not treated the same way as VCT, and some flooring manufacturers advise against stripping products or floor finish on their surfaces. Tile floors in restrooms and lobbies may be better served by tile and grout cleaning, and carpeted offices and classrooms by carpet cleaning.

That is why the floor material and its condition are confirmed during the on-site visit before strip and wax is recommended. If a building has several floor types, the proposal should say which areas get which treatment.

How long the space is closed

There is no single answer, because curing time depends on the finish, the number of coats, temperature, and humidity. What every strip and wax job has in common is a sequence that cannot be rushed:

  • Furniture, mats, and movable items are cleared from the area
  • The old finish is stripped and the floor is rinsed and neutralized
  • Coats of new finish are applied, with drying time between coats
  • The finish is left to cure before normal traffic and furniture return

Plan for the area to be fully closed during the work, and agree in advance on when foot traffic and furniture can return. Humidity matters in Central Florida, so it is worth discussing whether the air conditioning will run during the work. After-hours scheduling can be discussed, and larger buildings can often be planned area by area so the whole facility does not have to close at once. The schedule is agreed with you before work begins.

Planning around Thanksgiving and winter break

The building type usually decides which window works best.

Schools

Winter break is often the longest stretch during the school year when classrooms, hallways, and cafeterias are empty. That makes it the natural time for school floor waxing, along with other periodic work such as carpet cleaning in offices and libraries. Confirm your school's break calendar first, then work backward. Whether your campus is in Clermont, Lakeland, or Ocoee, the dates that fall between the last day of classes and staff returning tend to be requested early.

Churches

For churches, the challenge is fitting the work between services and holiday events. A fellowship hall or hallway can often be done in a midweek window, as long as the cure time is agreed in advance. The goal is to finish before the busiest gatherings of the season.

Dealerships and offices

Many dealerships stay open most of the week, so Thanksgiving Day, Christmas, or a planned closure may be the only time a service area or back-office floor can be closed. Offices that slow down between Christmas and New Year's Day often use that week. Showroom floors are often tile or another material rather than VCT, which is one more reason to confirm the material during the site visit.

A simple planning timeline

  • October: request a site visit, walk the floors, and confirm the material and which areas need work
  • Choose the window: pick dates when the area will be empty, with enough buffer for curing
  • Decide what moves: agree on who moves desks, chairs, displays, and equipment, and where they go
  • Confirm access: keys, alarm codes, after-hours contacts, and whether air conditioning will run
  • Tell your people: let staff, members, or families know which areas will be closed and when
  • Bundle related work: consider adding carpet cleaning or other periodic tasks to the same visit

Entrances deserve a look too. Grit and sand tracked in from sidewalks wear down floor finish faster. If your walkways and entries need attention, our post on commercial pressure washing after the rainy season covers what to look for outside.

Keeping the new finish looking good longer

Routine care helps a new finish last: daily dust mopping, damp mopping with a cleaner suited to the finish, clean entrance mats, and periodic burnishing on compatible floors. Our commercial cleaning checklist shows how floor care fits into a routine scope, and commercial cleaning plans can include it.

As for how often to strip and wax VCT, frequency depends on foot traffic, the floor condition, and your maintenance routine. A busy school hallway and a quiet office corridor will not follow the same cycle. If you are already reviewing how often your office should be cleaned, it is a good moment to add a strip and wax cycle to the same plan.

Book your site visit before the holiday calendar fills

For commercial floor waxing in Orlando and the surrounding cities we serve, the first step is a free site visit to confirm the floor material, its condition, the areas involved, and the dates that work for your building. Your proposal will then confirm the areas, treatments, and schedule. If you want the work done during Thanksgiving week or winter break, now is the time to ask.

Frequently asked questions

When should we schedule floor strip and wax before the holidays?
Start planning in October or early November. That leaves time for a site visit, a proposal, and booking an empty-building window during Thanksgiving week or winter break with enough buffer for the finish to cure.
How often should VCT floors be stripped and waxed?
It depends on foot traffic, the condition of the floor, and your maintenance routine. Busy hallways and entrances usually need it sooner than quiet areas. An appropriate cycle can be discussed during the on-site visit and included in your cleaning plan.
What is the difference between burnishing and strip and wax?
Burnishing polishes the top layer of finish that is already on the floor. Strip and wax removes the old finish, buildup, and scuffs, cleans the bare floor, and applies multiple new coats of finish.
How long will the area be closed?
The area should stay closed while the floor is stripped, coated, and cured. Curing time depends on the finish, the number of coats, temperature, and humidity. The schedule is agreed with you before work begins, and after-hours scheduling can be discussed.
Can every hard floor be stripped and waxed?
No. Strip and wax is only suitable for floors that are compatible with that treatment, such as VCT. The floor material and its condition are confirmed during the on-site visit before the service is recommended.
